I think I might have it, there's no crowd noise what so ever and axl seems to have recorded his voice twice on this song.
I'm 99 % sure it's the real thing.

yeah its two live performances from 2002, some geeza from here the other day had mixed the two himself. i think its the blues and madagscar. textbook stuff the two of em!

I'm not convinced that's the demo. I've heard this version before, but it wasn't labeled then what it was.

Axl's voice doesn't sound doubled up to me, it sounds echoed. The guitar is also echoed in segments which makes me think it's live.

If I turn it way up, I can barely make out what sounds like fans in one segment near the end.

I'm not convinced. It also doesn't sound good enough quality to be a demo. Axl sounded better in the Rio live performance.
